Demo Site LRD Application
ABC Developments Ltd intends to apply to the Local Authority for permission for a Large-Scale Residential Development (LRD) at a site measuring approximately X.XX hectares. The site is located within the urban area and includes sections of the adjoining public roads to facilitate road and services infrastructure works.
The proposed development will include the demolition of existing buildings and boundary structures on the site, as well as the construction of a new mixed-use residential scheme.
The development will principally comprise residential apartment units, childcare facilities, commercial/café units, and associated tenant and public amenity spaces. The total number of residential units proposed is approximately XXX dwellings, consisting of a mix of 1-bedroom, 2-bedroom, and 3-bedroom apartments. A childcare facility and several commercial units are also proposed at ground level.
The buildings will be arranged across several blocks generally ranging in height from X to X storeys. The overall proposed floor area of the development is approximately XX,XXX sq m.
The proposal includes new internal streets and pedestrian routes, upgraded public realm and landscaping works, car and bicycle parking provision, private and communal open spaces, plant areas, services infrastructure, and all associated site development works above and below ground.
An Environmental Impact Assessment Report and a Natura Impact Statement have been prepared to accompany the application.
The planning application, along with the Environmental Impact Assessment Report and Natura Impact Statement, will be available for inspection or purchase at the offices of the planning authority during normal public opening hours. The application documentation will also be available to view online at a dedicated website provided by the applicant.
Submissions or observations may be made to the planning authority in respect of the application within 5 weeks of the date of receipt of the application, accompanied by the required fee. The planning authority may grant permission with or without conditions, or may refuse permission.
